Certainly offshore real estate can be a better investment, but as you point out location is still the key. An $18,000 house in Newfoundland can probably be flipped in 10 years for $18,000 (well, ok I don’t know much about Newfoundland’s real estate market, but it probably won’t appreciate much).

This is very true. Living well in retirement is much easier when your property taxes are a hundred or two dollars a year instead of several thousand a year.

It may be true that real estate elsewhere is less risky than the US not only in terms of soaring property value but also in terms of taxes and interest rates which have gone really high aside from the maintenance costs and stiff policies on foreclosure also adding pressures to property owners and buyers.
